Trust me when I tell you that when disaster strikes in your home, you're like a chicken with your head cut off. Can anyone else relate here?
I had only owned my home for 6 months when a water valve broke and started flooding a bathroom. Once I realized what was happening, I found that not only did the bathroom water valve malfunction, but the main water shut off to the home also didn't work. SUPER!
These are all things that the home inspector should have caught. I ended up having to turn off the water to my area of the community (which meant all the surrounding homes had no water) just to stop the water from flowing. I then had to call out a plumber to fix the issue AND a water mitigation company to start drying out my home immediately to prevent mold from forming.
It's a process.
I start with this story to stress the importance of knowing where everything is in your home, know the emergency numbers to call, and know how to use the utility shut-offs so that you know exactly what to do in case of an emergency!
In addition, the maintenance part of this home management spreadsheet will keep you on top of preventative home maintenance so that these disasters have a better chance of NOT happening. (If the bathroom water valves had been exercised over the years before I bought the home, the flood disaster would have never happened.)
You can download the free home management printable below and then I'll walk you through it!
What to Know in Case of Emergency in Your Home
There are many things you should know in the case of an emergency in your home!
This spreadsheet will help you stay organized so you can follow your protocol easily and effectively if faced with a disaster.
I also like to use the home management spreadsheet for anyone that stays in my home so that if something happens to me or they are in the home alone, they know what to do!
How to Shut off Utilities
You'll notice the first thing on the home management chart is utility shut-offs. This is extremely important.
If your home is flooding (like in my case), you need to know where your water shut off is, etc.
Here are the utility shut-offs you need to know:
- Water Shut Off
- Gas Shut Off
- Electricity Shut Off
- Fireplace Shut Off- I added this one just as a reminder to check the fireplace in case you are leaving the house quickly.
The spreadsheet has a place to write where the shut-off is and how to do it.
If you aren't sure, I'd recommend checking your home inspection if you bought the home or asking the landlord if you are renting. This is very important to know and your landlord will be very appreciative that you care about their home (and your belongings).
Emergency Items to Have
This portion of the spreadsheet lists the most important items to have on hand in case of an emergency!
I put these items on this list because it's important to have a set place where these items live. In an emergency, you need to be able to grab them quickly so make sure they have a “home” so you can reference your home maintenance list quickly.
The most important items to keep on hand in case of emergency are:
- Fire Extinguishers- I recommend at least 2
- Batteries
- Flashlights/Lantern/Candles
- First Aid Kit
Obviously, there are many other things you may need in case of an emergency. However, these are the most important and will benefit a house guest as well!
Emergency Numbers and Locations to Know
This section is one of the most important as you'll want to know who to call and where to go quickly. The last thing you want to do in an emergency is try to look up the closest hospital on your phone.
Just grab the paper on the way out, call them in the car, and go!
Here is a list of emergency numbers and emergency locations to know:
- Fire/Police- Usually this will be 9-1-1
- Security- This could be home owners association security, apartment security, neighborhood watch, or any other security company.
- Closest Fire Department
- Closest Hospital
- Emergency Veterinarian
Important Home Trade Numbers to Know
This section will have you list all of the important numbers you'll need in an emergency. These are usually secondary numbers to mitigate the problem right away.
It's important to interview people ahead of time to know the companies you will call when you're in a bind.
For example, if you have a flood (like I did), you should know a good water mitigation company that you'll call. Same thing with a plumber. Keep a list of people/companies you trust so that when something goes down, you don't get taken advantage of.
Trust me, the water mitigation company is EXTREMELY IMPORTANT to know. I got into a very bad situation with my flood where a water mitigation man lied to me, tried to take advantage of me, and ended up putting me in a very bad situation.
I had to fire him and hire a reputable company right away.
I wish I had a company lined up so that I could have avoided weeks of stress, tears, and worry.
Here are the important numbers of trades you should decide on in advance:
- Water Mitigation Company
- Plumber
- HVAC Company
- Electrician
- Water Heater Company- In case your water heater goes out, I'd recommend knowing what water heater you're going with and the company that's going to install it.
Home Maintenance Tracking to Do
There are 2 sectors of home maintenance: preventative maintenance and cleaning maintenance.
Both are very important as both can lead to disasters in your home.
In the home management printable, I listed a place for length of time the activity should be done in (TBD=to be done) and the date.
For example, the fridge water filter should be replaced every 6 months so under TBD, I'd put 6 months.
Here is a list of maintenance to do in your home:
- Exercise the Water Valves
- Change the fridge water filter
- Change the home air filter
Here is a list of important items to clean in your home:
- Dryer vent- This should be done to prevent lint from building up and causing a fire
- Washing machine
- Dishwasher filter
